Exterior Crack Repair & Foundation Waterproofing

Fix the leak from outside. The way it actually stays fixed.

Most contractors will only repair a foundation crack from the inside, because exterior work means digging. We do both, and on a chronic leak the only honest fix is usually exterior. We hand-excavate down to the footer, expose the wall where the water actually starts, repair the crack at full depth, and apply a continuous waterproofing membrane across the affected section. Backfill goes in clean. The basement stays dry. Few contractors in Fairfield CT and Westchester NY still offer this service end-to-end — when homeowners call us specifically for exterior crack repair, it's almost always because no one else would do it.

Warning signs

Here's what to look for.

Catch any of these early and you'll save thousands. Ignore them and the problem compounds, fast.

Recurring basement leak that interior patches keep failing on
Water staining or efflorescence concentrated on one outside wall
Visible cracks on the exterior portion of the foundation wall
Stair-step cracks in block or brick that water tracks through
Window-well, walkout, or stairwell areas that flood after rain
A wall section sitting against soil with poor drainage or downspouts dumping nearby
Other contractors have told you it can only be fixed from inside (it usually can't)
Root causes

Why this is happening.

Understanding the cause is half the repair. Symptoms come back when root causes aren't addressed.

01

Failed Original Waterproofing

The exterior membrane installed at construction has degraded, cracked, or wasn't installed at all on older homes. Water now moves freely along the outside of the wall.

02

Stone-Loaded Backfill

Older construction often backfilled with mixed soil and stones. Water channels along the stones to find every microcrack — interior fixes can't address that.

03

Hydrostatic Pressure

Groundwater builds up against the wall and pushes inward through any imperfection. Without exterior drainage, the pressure never lets up.

04

Surface Water Mismanagement

Downspouts, grading, or yard drainage pointing toward the foundation deliver water where it can do the most damage. Often paired with the excavation we correct it.

05

Cracks That Open from Outside Pressure

Some cracks form under outside soil pressure and only seal when the outside face is restored. Interior injection alone won't keep them closed.

Our methods

How we fix it, right.

We match the method to the damage, not the other way around. No one-size-fits-all.

Method 01

Hand-Dug Excavation Down to the Footer

We excavate carefully along the affected wall, with proper bracing/forms to keep the trench safe. No big-machine damage to landscaping where it's not needed.

Method 02

Wall Cleaning & Crack Repair at Source

Once the wall is exposed, we clean the surface and repair any cracks at full depth — typically with polyurethane injection or hydraulic cement, depending on the situation.

Method 03

Rubberized Asphalt Waterproofing Membrane

Continuous black membrane applied across the entire exposed section. This is the layer that actually keeps water out — it's what should have been there from the start.

Method 04

Drainage Correction at the Base

While the trench is open, we re-set or install footing drains where appropriate so groundwater is led away from the foundation instead of building up against it.

Method 05

Clean Backfill

Original stone-loaded fill comes out — clean material goes back in. The wall stays dry because the backfill itself stops being a water highway.

Materials we install

Manufacturer-grade. Brand-named.

We don't use hardware-store filler. Every product below is sourced from manufacturers that don't sell to DIYers, and we're trained directly with most of them.

Rubberized asphalt waterproofing membrane

Continuous black membrane applied across the entire exposed exterior face. This is the layer that actually keeps water out — it's what should have been installed at construction.

Polyurethane crack injection

Sika / Emecole

For exposed exterior cracks discovered during the dig. Reacts with moisture, expands to full wall depth, flexes seasonally so it stays sealed through freeze-thaw cycles.

Footing drain pipe + filter fabric

4-inch perforated drain at the base of the wall, daylighted or tied to a discharge point. Captures groundwater before it can build pressure against the new membrane.

Hydraulic cement (water plug)

Immediate water control at any active seepage points discovered during prep, so the membrane bonds to a clean surface.

Clean drainage backfill

Original stone-loaded fill replaced with clean granular material that lets water drain to the footer drain instead of channeling against the wall.

What drives your price

Three factors do the heavy lifting.

Factor 1

Length of wall to excavate

20 ft of wall costs roughly half what 40 ft does. We measure the actual leak source — not the full perimeter — so you only pay for what needs to come out.

Factor 2

Excavation depth + access

Walkouts and stairwells are easier and cheaper than mid-wall foundation digs. Tight access between buildings or over landscaping costs more in time + restoration.

Factor 3

What's underneath

Stone-loaded original backfill (the Greenwich case study) significantly raises labor. Clean soil drops the cost. We can usually tell from the first foot of dig.

Who we work with

Every building type.

From a single-family hairline crack to municipal-scale structural work.

Residential

Homes with chronic basement leaks where interior fixes have failed. Walkout basements, stairwells, window wells, and below-grade entrances waterproofed properly from outside.

Older / Historic Homes

Pre-1960 construction across Fairfield and Westchester rarely had real exterior waterproofing. We retrofit it without disturbing the rest of the structure.

Stone & Rubble Foundations

Greenwich, Ridgefield, and other Gold Coast areas have many 19th-century stone foundations. Exterior membrane plus flexible repair compounds is the only honest fix on this wall type.

Commercial

Below-grade office walls, basement-level retail, and commercial walkouts. We schedule excavation around your operation so business doesn't stop.

Pre-Sale Repair

Homeowners selling a property with a known leak issue. A documented exterior fix with photos and a transferable warranty is the cleanest way to move past an inspection finding at closing.

Our rule

We don't patch. We fix permanently.

Every structural repair restores the section with a stronger, more sustainable material than what originally failed. If a crack is identified as structural, the only honest fix is to rebuild that section with a superior material, since the original already failed once. That's not an upsell, it's the rule that keeps a lifetime warranty real.

Common questions

Exterior Crack Repair, answered.

The questions homeowners actually ask us when exterior crack repair comes up at the inspection.

How much does exterior crack repair cost in CT and NY?

Typical exterior excavation + waterproofing job runs $10,000–$15,000 for a single affected wall section in residential basements. Full residential range: $5,000 (small walkout fix) to $25,000+ (long perimeter or stone-loaded backfill that requires heavy hauling). The Greenwich case study on /recent-projects/greenwich-ct/ is a real example.

When is exterior repair worth the cost vs. interior injection?

Exterior is worth it when (a) interior fixes have already failed once or twice, (b) the wall has multiple cracks suggesting failed original waterproofing, or (c) you're pre-sale and need a documented permanent fix that an inspector won't flag. For a single isolated crack on a wall with otherwise intact exterior waterproofing, interior injection is usually the right answer.

Will you damage my landscaping?

We hand-excavate (no machine where it isn't needed) and document the yard before we start. Plantings within the trench line have to come out; we'll typically replant or you can use the opportunity to redesign. Walkways and patios over the excavation path get protected during work and restored after backfill.

How long does the work take?

Most exterior excavation jobs run 3–6 days on-site depending on length of wall and access. Day 1 is excavation, days 2–3 are wall prep + crack repair + membrane, day 4–5 is drainage + clean backfill + grade restoration. We give you a day-by-day schedule before we start.

Why don't most contractors offer exterior repair?

Two reasons. (1) Interior injection is faster, cheaper, and easier to sell — most contractors stop there even when it isn't the right answer. (2) Exterior work is labor-intensive and requires hand-excavation skill plus proper bracing. Few contractors in Fairfield CT or Westchester NY still do it end-to-end. When homeowners call us specifically for exterior work, it's almost always because no one else would do it.

Do I need a permit?

Depends on the municipality. Some CT and NY towns require permits for any foundation excavation; others don't. We handle the permit application and inspection coordination for you when one's required. The free inspection visit is when we confirm whether yours is a permitted job.

Does exterior crack repair come with the lifetime warranty?

Exterior excavation work carries a workmanship warranty plus the manufacturer's coverage on the rubberized membrane — typically 5+ years documented in writing on every job. Lifetime transferable coverage is reserved for structural repairs paired with full-wall carbon fiber reinforcement (different scope). Both warranties are real; the term is just shorter for waterproofing-only work.

What about the original stone backfill — does that come back?

No. The original stone-loaded fill is exactly what created the water-channel problem in the first place — water rolls down through stones and finds every microcrack. We haul it out and replace with clean granular drainage backfill that lets water drop to the footer drain instead of pooling against the wall. That's permanent.
