Ground Improvement & Soil Stabilization
Don't replace the soil. Fix it where it failed.
When the soil under a slab, driveway, garage floor, or foundation washes out, compacts, or develops voids, the concrete above starts to settle, crack, or sink. The traditional fix is rip-and-replace. The modern fix is to inject chemical grout directly into the soil, filling voids, compacting loose material, and rebuilding bearing capacity from below, with no demolition. We perform ground improvement using HMI Soil Link products, the industry-leading polyurethane and acrylate grout systems we're trained on directly through HMI's certified Ground Improvement and Concrete Raising seminars.

Here's what to look for.
Catch any of these early and you'll save thousands. Ignore them and the problem compounds, fast.
Why this is happening.
Understanding the cause is half the repair. Symptoms come back when root causes aren't addressed.
Water Erosion
Leaks, runoff, or hydrostatic flow carry away soil particles, leaving voids beneath slabs and foundations.
Loose or Soft Soil
Native soil with poor compaction or organic content can't carry the load above; settlement follows over time.
Hydrostatic Uplift
Rising groundwater pushes upward against slabs, cracking and lifting them unevenly.
Soil Piping
Subsurface water flow erodes channels through the soil, carrying material away and creating progressive voids.
Differential Settlement
Adjacent sections of soil compact at different rates, stressing the slab between them and causing cracks.
How we fix it, right.
We match the method to the damage, not the other way around. No one-size-fits-all.
HF402 High-Density Polyurethane (lift)
Aggressively expanding rigid foam, used to fill voids, compact soil, and lift settled slabs back to grade by building pressure underneath.
HS010 / HS020 LV Permeation Grouting
Lower-pressure semi-flexible foams that permeate into porous soils, locking loose particles together without lifting, ideal for soils with known dynamic shifting.
Acrylate Grout (non-expansive)
Liquid that solidifies into an inert gel with little to no expansion, used near seawalls, retaining walls, and other sensitive structures where expansion pressure would do more harm than good.
DCP Soil Testing & Verification
Dynamic cone penetrometer testing before and after, so we measure actual soil-strength improvement instead of guessing whether the injection worked.
Custom Multi-Material Programs
Most ground improvement projects combine two or more grout types, addressing different soil layers and failure modes within the same job.
Every building type.
From a single-family hairline crack to municipal-scale structural work.
Residential
Sunken driveways, garage slabs, patios, sidewalks, and pool decks raised back to level. Sinkhole repair and crawl-space soil stabilization for homes.
Commercial
Warehouse floors, loading docks, and storefront slabs lifted and re-stabilized with minimal downtime, no demolition, no new pour, no operational shutdown.
Municipal & Public Works
Sidewalk leveling, manhole stabilization, sinkhole repair, and roadway sub-base improvement across municipal infrastructure.
Pools & Specialty Structures
Soil grouting around pool shells and beneath pool decks. Seawall and retaining-wall stabilization using non-expansive acrylate grout.
Historical Buildings
Non-invasive injection through small access ports preserves the structure above while rebuilding the soil layer below, no excavation, no facade impact.

Inner Corner Crack
Crack at the inside corner where two foundation walls meet. The most critical pattern, almost always structural.

We don't patch. We fix permanently.
Every structural repair restores the section with a stronger, more sustainable material than what originally failed. If a crack is identified as structural, the only honest fix is to rebuild that section with a superior material, since the original already failed once. That's not an upsell, it's the rule that keeps a lifetime warranty real.
