Foundation repair in New Canaan

In New Canaan, the best crack repair is usually the one that protects both the structure and the finish level above it. See our full foundation crack repair coverage in New Canaan →

The problem

Water was coming in at the bottom of the foundation wall, at the joint where the wall sits on its footing. That is the one place an interior coating cannot help. By the time water shows on the inside face it has already travelled through the joint, so anything painted on the inside seals the symptom and leaves the path open behind it. Access was the second problem: a concrete stoop sat hard against the wall over part of the affected run, so the worst section could not be reached until some of that slab came out.

How we fixed it

We excavated along the wall down to footing level and broke out the section of stoop blocking access. With the wall exposed, the block course at its base was opened along the full run, cleaned back to sound material, and steel was set in before the openings were packed with hydraulic cement. Only once that base was solid did the waterproofing go on: the entire exposed face was coated with membrane, carried down over the footing and up past grade so there is no seam left for water to find. Backfill went back after the coating had cured, not before.

Materials & methods used
  • Exterior excavation to footing depth
  • Steel reinforcement set at the wall base
  • Hydraulic cement pack
